Land plot to develop a new tri-modal port ( co-investment)

This is a "once-in-a-lifetime" opportunity to acquire a 76-hectare land plot, with the support of both the city and the Ministry of Transport, to develop a new tri-modal port in close proximity to Bratislava city center. The current owner is also open to cooperation with a co-investor specializing in logistics/cargo port development which would overtake the project. The project envisions the creation of a new cargo port that will serve as a multi-modal transit hub (ship, train, road) with approximately 485,000 square meters of leasable area, including more than 341,000 square meters of logistics suitable for city logistics and distribution centers. The R7 highway, which connects Hungary, Austria, the Czech Republic, and eastern Slovakia, is only 750 meters away, making it an ideal location. Additionally, the project includes plans to build around 18,000 square meters of office space and over 70,000 square meters of retail premises. The northwestern part of the project will be dedicated to temporary accommodation. Around 55,000 square meters will provide mainly dormitories and built-to-rent apartments with open views of the Danube River and its opposite bank full of greenery. Another 22ha is subject to further negotiations with a third party.
